Home Loan EMI Guide India — How Banks Calculate Your EMI
Table of Contents
A home loan is likely the largest financial commitment of your life. At 8.5% for 20 years, a ₹50 lakh home loan means you pay back about ₹1.04 crore in total (arithmetic at an illustrative rate), more than double what you borrowed.

How EMI is Calculated — The Formula
Banks use a reducing balance method to calculate EMI. This means interest is calculated each month on the remaining outstanding loan balance — not the original loan amount. As you pay EMI every month, your outstanding balance reduces, and so does the interest component of each subsequent EMI.
EMI Formula:
EMI = P × r × (1+r)^n / [(1+r)^n – 1]
Where:
- P = Principal loan amount (e.g., ₹30,00,000)
- r = Monthly interest rate = Annual Rate ÷ 12 ÷ 100 (e.g., 8.5% ÷ 12 ÷ 100 = 0.00708)
- n = Total number of monthly installments (e.g., 20 years × 12 = 240)
Real Example: ₹30 Lakh Home Loan at 8.5% for 20 Years
| Detail | Amount |
|---|---|
| Loan Amount | ₹30,00,000 |
| Interest Rate | 8.5% p.a. |
| Tenure | 20 years (240 months) |
| Monthly EMI | ₹26,035 |
| Total Amount Paid | ₹62,48,327 |
| Total Interest Paid | ₹32,48,327 |
| Interest as % of Principal | 108% — you pay more interest than principal! |
EMI Amortization — First 6 Months
| Month | EMI | Principal | Interest | Balance |
|---|---|---|---|---|
| 1 | ₹26,035 | ₹4,785 | ₹21,250 | ₹29,95,215 |
| 2 | ₹26,035 | ₹4,819 | ₹21,216 | ₹29,90,397 |
| 3 | ₹26,035 | ₹4,853 | ₹21,182 | ₹29,85,544 |
| 6 | ₹26,035 | ₹4,957 | ₹21,078 | ₹29,70,779 |
| 12 | ₹26,035 | ₹5,171 | ₹20,864 | ₹29,40,293 |
| 60 | ₹26,035 | ₹7,256 | ₹18,778 | ₹26,43,815 |
Notice that in the first month, ₹21,250 (82%) of your EMI goes to interest and only ₹4,785 (18%) reduces the principal. This is why prepayment in the early years is so powerful.
How RBI Rate Changes Affect Your EMI
Floating-rate home loans are generally linked to an external benchmark such as the RBI repo rate or a lender-specific rate. Which benchmark applies, and when your rate resets, are set out in your loan agreement, so check it.
When RBI increases repo rate by 0.25%:
If your loan rate rises by 0.25%, your EMI or tenure can change when your loan next resets; the timing depends on your agreement. As arithmetic, for a ₹30L loan at 20 years going from 8.5% to 8.75%, this adds about ₹477/month to your EMI — and roughly ₹1.14 lakh in total extra interest over the remaining tenure.
When RBI cuts repo rate:
A rate cut can lower your EMI or shorten your tenure. Ask your bank which it applies and whether you can choose.
Ways to Reduce Total Home Loan Interest
1. Part Prepayment
Even a single prepayment of ₹1 lakh in year 3 of a ₹30L, 20-year loan at 8.5% saves about ₹3.04 lakh in interest and cuts about 15 months off the tenure if the EMI is unchanged (arithmetic at an illustrative rate). Earlier prepayment saves more because the outstanding principal is higher. Under the RBI (Pre-payment Charges on Loans) Directions, 2025, no pre-payment charges apply to floating-rate loans to individuals for non-business purposes that were sanctioned or renewed on or after 1 January 2026; check your own agreement for older or other loans.
2. Reduce Tenure, Not EMI
If your income increases, ask your bank to reduce tenure instead of reducing EMI. A 20-year loan reduced to 15 years saves massive interest. Use our EMI Calculator to compare 15-year vs 20-year payments.
3. Balance Transfer to a Lower Rate Bank
If another lender offers a lower rate, compare the saving with processing fees and any charges on the existing loan before moving. Use our EMI Calculator to compare.
4. Make EMI Payments on Time
Late EMI payments can attract charges under your loan agreement and can affect your credit record. Set up auto-debit so you do not miss an EMI.
5. Choose Floating Rate Over Fixed
Fixed and floating rates are priced differently by each lender, and the gap changes over time. Ask for both quotes and the reset terms in writing.
